It has been one year since the WHO declared COVID-19 a pandemic and so many things have happened since then. We have all been affected one way or another and while there is still a way to go, we can see the light at the end of the tunnel. With more vaccines being administered each day, we can visualize finally being able to safely visit and hug our loved ones, going to a Jay’s game and taking that overdue vacation.

In real estate, we saw many homeowners accelerating their plans to retire out of urban places to move to the country with the opportunity to work from home. Single-family homes and properties with acreage became a commodity.

We saw many record breaking stats from average sale prices to number of sales but we also saw the months of inventory decrease drastically.

I believe that there will always be the need for some to live in the middle of the hustle and bustle of the city and places like Toronto, Vancouver, Montreal and Ottawa will continue to have a strong real estate market.

I also think that our area will continue to thrive with people looking to retire to a smaller community that still offers year-round outdoor activities, or people looking to continue working remotely from home and avoiding long commutes. As more and more people get vaccinated, the condo market will start gaining momentum.

One thing is certain 2020 finished strongly and I believe 2021 will be the continuation of a seller’s market.

REMEMBERING ROGER KOLBUC

We were saddened to hear of the passing of our good friend Roger Kolbuc.

He was a prominent realtor in the Muskoka/Parry Sound district and was known and loved by many.

Roger will warmly be remembered for his: generosity, strength & intelligence, humour & cheekiness.

Our hearts go out to his family, may they have comfort and strength during this difficult time.

Rest in peace Roger.

The Southern Georgian Bay region comprises two distinctive markets.
Home sales in the Western Region, which include Wasaga Beach, Clearview Township, Collingwood, The Blue Mountains, and the Municipality of Meaford, numbered 198 units in February 2021. Increasing by +26.9% from February 2020.
The average price in the Western Region last month was $778,589. This was an increase of +33.0% from the same period in 2020. The number of active listings remains low, in February it was -63.6% compared to a year ago.

The Southern Georgian Bay region comprises two distinctive markets.
Home sales in the Western Region, which includes Wasaga Beach, Clearview Township, Collingwood, The Blue Mountains, and the Municipality of Meaford, numbered 127 units in January 2021. Increasing by +16.5% from January 2020.
The average price in the Western Region last month was $816,964. This was an increase of +29.9% from the same period in 2020 but we continue to see lower number of active listings compared to a year ago.
